Job Description

The Asset Manager will work closely with the VP Investments and Operations and a team of Asset Managers (4), to assist with portfolio reporting, financial analysis, identification and implementation of value-add opportunities for a portfolio consisting of $2M S.F. of industrial assets in the U.S.A. They will lead all communication with property managers, creation of annual operational and capital budgets, and prepare and implement marketing strategies, maintain ongoing communication with stakeholders/service providers (brokerage community), as well as, mentoring other Asset Management, Analysts within the team.

Roles and Responsibilities

  • Oversee a portfolio of US properties and responsible for maximizing asset strategies through leasing, property management and capital expenditure;
  • Review and provide recommendations on prospective lease transactions including calculating NER and scenario analysis. Including market and competitive analysis;
  • Manage relationships and communications with leasing and property management teams and review asset performance and strategy;
  • Build and review ARGUS files that form part of the company's valuation model and to track portfolio performance;
  • Set annual operational, leasing and capital budgets;
  • A gold standard of customer service is required by providing excellent tenant services and responsiveness;
  • Complete full financial review and analysis on a monthly basis, including expense management;
  • Review and provide approval of capital projects, as well as monitoring project progress to ensure timely completion and quality control;
  • Organize and lead property tours with stakeholders;
  • Review and provide information for appraisals with the ultimate goal of to maximizing value;
  • Complete quarterly property reports that includes update Argus cash flow for new lease deals, tracking monthly NOI versus budget, asset plans and market analysis;
  • Review leases and property management agreements;
  • Travel to the US on a regular basis to visit properties, meet local operations staff, meet tenants and work with local brokers on investment opportunities; and
  • Completed Ad Hoc projects as directed by Vice-President.


Qualifications and Experience
  • University degree or Urban Development
  • 3-5 Years of experience in Asset Management and hands on experience with industrial assets;
  • Excellent lease negotiation and lease review skills;
  • Superior communication, organizational, analytical, and problem-solving skills, as well as the ability to work well with others while managing multiple priorities;
  • Experience with financial modeling, valuation, IRR and discounted cash flow methodologies;
  • Ability to provide creative solutions to property and portfolio issues;
  • MBA or CFA is an asset;
  • High sense of urgency, ability to work in a fast-paced environment; and
  • Proficient with Microsoft Office and ARGUS.
