Job Description

Altis Recruitment is seeking a Site Superintendent for one of our Residential Construction clients in Ottawa. The ideal candidate would have 3-5 years experience in a Site Superintendent role, from residential builds and is comfortable working on site.

Roles and Responsibilities

  • Scheduling of subcontractors and suppliers for each house under construction.
  • Ensure plans, permits, maps, etc. are in permit box for all inspections.
  • Ensure that there are no unnecessary delays; have all houses scheduled at least two weeks forward (minimum standard).
  • Walk through each home at least twice a day to ascertain progress of home and needs of sub-contractors.
  • Act to solve construction issues quickly so construction is not delayed.
  • Communicate regularly with internal staff as per the following: VP of Construction weekly on house status, purchasing with any VPO requests, sales with regular updates, Inspection & Quality Control, ensure specs and plans are followed.
  • Ensure sub-contractors are in receipt of plans and specs required for their work and ensure they understand what the plans and specs call for.
  • Ensure sub-contractors) understand performance expectations in terms of time to complete work and quality of work.
  • Review and inspect subcontractors work (preferably while it’s being performed) order work re-done as soon as poor workmanship is identified.
  • Site Condition; ensure the homes are kept clean and presentable; ensure trash bin is always on site and emptied appropriately; ensure sub-contractors are instructed to clean homes and put trash in trash bins.
  • Signage; help to maintain signage during construction process by erecting fallen signs.
  • General; ensure all houses are locked at the end of each day (must check all doors, including sliders, windows and garage doors).
  • Attend all construction meetings as required, suggest areas for improvement of operations, entertain subcontractor suggestions for improvement, be familiar with, support, and use, the policies and procedures found in the Homeowner Warranty Manual.
  • Cost Control; use field PO’s for all work not included on PO’s generated by Estimating, turn in all field PO’s to the office, inform estimator regarding any variance (high or low) of materials you notice on job site make appropriate notes on Field PO’s where back charges are required.
  • Customer Service; Must attend to the concerns of homeowners in a timely fashion and be able to manage their expectations, return internal and external customer phone calls & emails A.S.A.P. – same day if possible – by the next business day if after 5pm, always leave message when calling, use email as often as possible to help document replies.
  • Attend all meetings with each homeowner pre-construction meeting, frame walk, liaise with Warranty and help facilitate the handover to Warranty Program (Closing Meetings), assist with increasing Warranty Tech’s construction knowledge and provide details on the uniqueness of each home and buyer.

Qualifications and Experience
  • 5+ years construction experience
  • 3+ years construction trade (subcontractor) management experience
  • Degree/diploma in Construction Technology/Mgmt. from an accredited institution
  • OSHA compliance in residential construction
  • Valid Driver’s License w/ acceptable Driver’s Record
Must have:

  • Construction - building technology, processes and building materials
  • Computer skills – Microsoft Office, WMS Scheduling, Work in both outside and inside environments – offices, homes & construction sites
  • Requires physical ability for standing, sitting, crouching, kneeling, climbing, frequent walking, reaching above head and below waist, working from heights (ladders & scaffolding).
  • Ability to navigate hazardous conditions and various weather conditions.
  • Ability to lift 50 pounds without assistance.
